Pricing

Fixed-price work, with nothing hidden.

Two quotes for the same job can mean very different amounts of work. We itemise what is included and fix the price in writing, so it does not move once we start.

Indicative ranges

What jobs like yours usually cost.

Indicative ranges AU 2026
The "$99 whole house" phone price (no room count, extras sprung on the day, carpet often left soaked) under $120
Steam refresh (light maintenance clean, a few rooms) $99 to $180
Standard steam clean (everyday soiling, 3 to 4 rooms) $150 to $320
Deep clean plus stain and odour (pet stains, heavy traffic, deodorising) $260 to $520
End of lease bond clean (whole home, dated receipt for the agent) $280 to $700+
Indicative only (modelled), not a quote. Your figure is tied to the specifics of your job, its condition and access. Size, condition, access and the finish you choose are what move a job up or down its range.

What moves the number

Six things that decide where your quote lands.

Two quotes for the same job can look wildly different. Here is what actually drives the number up or down, so you can read a quote for what it really is.

What moves the price

Six levers. One honest range.

One quote range · six levers
1Number of rooms and areas
2Condition and soiling
3Stains, odour and pet work
4Stairs and access
5Add-ons and protection
Number of rooms and areas
The main lever. Carpet cleaning is priced per room or per area, so a one-bedroom flat and a five-bedroom house are very different jobs. Halls, stairs and walk-in robes usually count as their own areas, and an honest quote lists them.

Condition and soiling

Light maintenance is quicker and cheaper than carpet with set-in traffic lanes, pet accidents or years of soil. Heavier condition means more pre-treatment, more passes and sometimes a second visit, and we say so up front.

Stains, odour and pet work

Coffee, red wine, pet urine and lingering smells need targeted pre-treatment and deodorising on top of the steam clean. Priced as their own lines so you can see exactly what the extra buys.

Stairs and access

Stairs, upstairs rooms and tight or multi-level access take longer and are harder on the equipment. A ground-floor unit costs less to clean than the same floor area spread over three levels.

Add-ons and protection

Fabric and stain protection (a stain guard) and sanitising or deodorising are optional extras that make the clean last longer. Useful for a home with kids and pets, and quoted separately so you choose.

How our quote is built

Every line, spelled out.

Our quote lists the scope, the materials, and the price against each part of the job, so you know exactly what you are paying for and what you are not.

Every room priced before we start
You get a written price per room or area before the machine comes off the van, not a number invented halfway through the job.

“$4,500 the house” by text  →  seven lines, priced.

How the work is done, step by step.
The 7-line quote
  1. 1 Every room priced before we start. You get a written price per room or area before the machine comes off the van, not a number invented halfway through the job.
  2. 2 The method named for your carpet. Hot-water steam extraction or low-moisture, chosen for your carpet type and how dirty it is, and written down. Not one machine for everything.
  3. 3 What steam fixes, and what it will not. We tell you up front which marks lift and which are permanent dye or wear, so you are not paying for a miracle that was never coming.
  4. 4 Stain and odour treatment itemised. Pre-treatment, deodorising and stain work listed as their own lines, so you can see what is included and what is extra, before you agree.
  5. 5 A real dry time, in hours. The honest drying window for your carpet, usually two to four hours, so we never leave a carpet soaked and calling it clean.
  6. 6 The guarantee and what triggers it. A 7-day spot-return guarantee in writing: if a treated spot comes back inside the week, we come back and re-treat it free.
If a quote doesn’t show these lines, you can’t compare it, and you don’t know what’s been cut.

What is included

What the price covers, and what it does not.

Option A

Steam refresh

A maintenance steam clean for carpet that is more tired than dirty. Lifts the traffic lanes and freshens the pile before it gets bad.

Right when: routine upkeep, light soiling, no real stains.
Wrong when: there are set-in stains or a pet-odour problem.
$99 to $180
Most common

Standard steam clean

The everyday deep clean: pre-vacuum, pre-treat the lanes and spots, then hot-water extraction across the rooms you book.

Right when: a few months of normal living, everyday soiling.
Wrong when: you are moving out and need a bond receipt.
$150 to $320
Option C

Deep clean plus stain and odour

Heavier soiling, pet accidents or set-in stains: an extra pre-treatment and deodorising stage on top of the standard steam clean.

Right when: pet stains, heavy traffic, smells that linger.
Wrong when: the carpet is only lightly used.
$260 to $520
Option D

End of lease bond clean

The move-out carpet clean with a dated receipt for your agent, cleaned to the standard a final inspection expects.

Right when: you are vacating and the lease asks for it.
Wrong when: you are staying and just want it fresher.

Pricing questions

What people ask about our pricing.

Why is your quote not the cheapest?
A lower number usually means less work, cheaper materials, or a corner cut where you cannot see it. We quote the full job properly so the price holds and the result lasts.
Do you charge for a quote?
No. The quote is free and there is no obligation. You get an itemised price in writing so you can compare it against anyone else on a like-for-like basis.
Can the price change once you start?
The price we quote is fixed. It only moves if you ask for extra work, and we agree that with you in writing before we do anything.
Do you ask for a deposit?
For larger jobs we may ask for a deposit to lock in your dates and cover materials. It is paid to a business account, never cash in hand, and it comes off the final price.
