Two quotes for the same job can look wildly different. Here is what actually drives the number up or down, so you can read a quote for what it really is.

Number of rooms and areas
The main lever. Carpet cleaning is priced per room or per area, so a one-bedroom flat and a five-bedroom house are very different jobs. Halls, stairs and walk-in robes usually count as their own areas, and an honest quote lists them.
Condition and soiling
Light maintenance is quicker and cheaper than carpet with set-in traffic lanes, pet accidents or years of soil. Heavier condition means more pre-treatment, more passes and sometimes a second visit, and we say so up front.
Stains, odour and pet work
Coffee, red wine, pet urine and lingering smells need targeted pre-treatment and deodorising on top of the steam clean. Priced as their own lines so you can see exactly what the extra buys.
Stairs and access
Stairs, upstairs rooms and tight or multi-level access take longer and are harder on the equipment. A ground-floor unit costs less to clean than the same floor area spread over three levels.
Add-ons and protection
Fabric and stain protection (a stain guard) and sanitising or deodorising are optional extras that make the clean last longer. Useful for a home with kids and pets, and quoted separately so you choose.

- 2 The method named for your carpet. Hot-water steam extraction or low-moisture, chosen for your carpet type and how dirty it is, and written down. Not one machine for everything.
- 3 What steam fixes, and what it will not. We tell you up front which marks lift and which are permanent dye or wear, so you are not paying for a miracle that was never coming.

Steam refresh
A maintenance steam clean for carpet that is more tired than dirty. Lifts the traffic lanes and freshens the pile before it gets bad.
Wrong when: there are set-in stains or a pet-odour problem.
Standard steam clean
The everyday deep clean: pre-vacuum, pre-treat the lanes and spots, then hot-water extraction across the rooms you book.
Wrong when: you are moving out and need a bond receipt.
Deep clean plus stain and odour
Heavier soiling, pet accidents or set-in stains: an extra pre-treatment and deodorising stage on top of the standard steam clean.
