The problem
A tenant in Nedlands was handing back a three-bedroom rental with a dog that had lived inside. The lounge and hallway carpet had heavy traffic lanes and two set-in urine spots, and the agent had flagged the carpet as a bond risk at the pre-inspection.
Our approach
We priced every carpeted area, including the hall and the built-in robes the inspection covers, before we started. The traffic lanes were pre-vacuumed and pre-sprayed, the two accident spots were treated at the backing where the odour actually sits, then the whole floor was cleaned with hot-water extraction and groomed to dry evenly.
The result
The lanes came back, both accident spots lifted and the odour was gone at the source, not masked. The tenant got a dated, itemised receipt, the agent signed off the carpet, and the bond was returned in full. Dry and walkable in under three hours.
